They cut off the water supply outside as a result of the pipe break, cleaned up the water that had spilled into the kitchen, dining room, and living room, and repaired the pipe. Everything appeared to be dry, and it looked like everything was functioning properly after they fixed the leak. They believed they were safe and avoided a catastrophic collapse.
Fast forward 3 months...
When looking for cleaning supplies, they noticed some discoloration on the sink cabinet. They thought it might be mold, so they called us out to inspect it. We went out to see what was going on and were reasonably confident that it was mold growth. It was mold, and it had spread throughout the majority of the bottom kitchen cabinet and damaged
They didn't think to have someone check things because they thought everything had been dried. Most restoration businesses have sophisticated equipment that allows them to detect problems that most people can't see with their hands and eyes. What appears to be dry may actually be wet and waiting to grow mold. If we had not been called out for a job that quickly escalated beyond $15,000, it could have been avoided by having us come out and inspect what you can't. When we are sent to one of these jobs, generally there is some cabinetry and flooring saturation. If we detect it in time and dry everything in place, the mold damage will be minimal, and we can save the homeowner a lot of money. If not, the mold may have to be removed by cutting out drywall and cabinets and so forth in order to rid your home of the problem.
Worse, their insurance company refused to pay out because they deemed the loss negligent since it was not properly maintained throughout the prior occurrence. That really stung.

Moisture Detection Technology
Moisture sensors and readers are used to identify the amount of moisture on specific surfaces and materials as well as in the general region. We have penetrating and non-penetrating moisture sensors that tell us how wet walls, cabinets, and other objects are. We can examine the amount of moisture on surfaces so that we know when they have been totally dry. We use Thermo hygrometers to measure the temperature and relative humidity of the affected area. It enables us to determine drying conditions based on data.
Fans and Dehumidifiers
These workhorses are the ones who do the actual legwork. You've undoubtedly seen some of our work on Instagram if you're a fan. If that's the case, you'll be familiar with the term "snail-like." We also refer to them as snails. They resemble tiny spacecrafts. You might have guessed that they are more successful than your normal box fan in keeping your rooms from having a fryer effect during the Arizona summer. You would be correct. Depending on the surrounding terrain, they may be quite loud. So make sure you're prepared for it Dehumidifiers are one of our favorite weapons. They remove the moisture from the area surrounding the affected region, speeding up the drying process. They're pretty nifty gadgets, but before you go out and buy one to play with, keep in mind that they'll set you back at least a couple thousand dollars!
Disinfectant Fogging and Deodorization
Assuming we can dry everything in place and avoid cutting through any drywall or other material, the process is almost completed. In most cases, disinfection and deodorization treatments will be necessary. Wiping down surfaces with our unique hospital grade cleaners is typically part of the procedure.When it comes to fogging, sometimes low-volume foggers or thermal foggers are required to reach difficult-to-reach regions. With all of the disinfectant fogging we've been doing for local businesses and some of the local police cars lately, you may have seen us using these machines in person or on social media. It’s basically the same concept. We are just targeting mold instead of COVID19.
Any odors that persist after the cleaning are eliminated with commercial-grade ozone machines. They do some very heavy lifting. When we employ them, we must vacate the areas where they operate for the duration of the deodorization. That might be anywhere from 12 to 24 hours depending on the intensity and source of the odor.
